“This is a million dollar home!” Exclaimed by multiple visitors. This beautiful Escondido home features 4,512 square feet, gorgeous living room, dining room & private library. This property opens to the backyard on over 1.2 acres – all usable. Perfect house for entertaining. Huge pool, spa and BBQ/pool house area. French doors up & down. Downstairs: bar, fireplace, family room, wine cellar, more bedrooms. This Class A property on a private road and a cul-de-sac should be considered immediately.
I’m very proud to list this Clairemont home on the market for the first time in over 30 years. It’s the most charming house on the block! Highly desirable Miami Way, and bonus for the corner lot at the end of the street. 3 bedrooms, 2 baths; bright living and dining rooms. One bedroom is an office leading to the large grassy backyard with fully gated off-street RV parking! Shed, covered patio, garden and lemon tree complete the lovely backyard. Sweet kitchen with newer appliances. Everyone loves a kitchen door! Attached two-car garage. Very well cared for home!
My latest listing is a stunning, 2000+ square foot home in a prime location. This grand, Lewis Street town home feels like a detached house. A sparkling property – like a high-end hotel. Walk to all that the village offers. Near medical centers, shopping, dining. 3 BRs and 3 full baths. Bed + bath on entry level. Wine cellar! Chef’s kitchen with stainless steel appliances. Huge patio in back. Balcony in front. Views to the bay and downtown from master suite. Dramatically high ceilings and tons of light. It’s one of only 7 town homes in the complex.
For your enjoyment, here are the independent coffee houses that are my favorites for meeting clients, as well as the “SOLD” real estate within six blocks of each coffee house! Each coffee house is followed by a link to six months of closed sales. Houses only; no condos, except for downtown.
Do you want to live near YOUR favorite coffee house? Maybe it’s one of these! No matter where it is, I can definitely make it happen! Let’s get started on a home search. Please call Kerry Garnett (858) 268-4733 or email firstname.lastname@example.org.

A local magazine recently ran a big annual article on the “hottest neighborhoods” in San Diego. We read it with interest, but the article didn’t explain how it is to live in those neighborhoods. And it really didn’t have a real estate point-of-view. To that, we are highlighting what we feel is THE hottest neighborhood in San Diego. Yes, this ZIP code was coincidentally in the article, but it was lumped with others. This ZIP code, 92111, singularly and by itself is the hottest neighborhood in San Diego, according to Blend Real Estate.
What to call this area though? Clairemont? Clairemont East? Maybe, but we think of it as more Kearny Mesa. The perimeters of this neighborhood are in this link.
The residential portion is everything south of Clairemont Mesa Boulevard and north of Mesa College Drive. Its western edge is Genesee Avenue, and it goes all the way east to the I-163.
It’s a mix of commercial & residential and the homes are really amazing. Smaller, typically. Always single story, always with a big garage. Sometimes a second story is found if the house has been modified. 3 to 4 bedrooms maximum. Typically 2 bathrooms maximum. This is an older neighborhood of well-kept single family bungalow-style and ranch homes. Most were built in the mid-to-late 1950s and into the early 1960s.
What do we love about 92111? That most people haven’t discovered it, and you can buy a home here and really make it your own. The front and backyards are really sizable and usable. (The post photo is one of our 92111 listings). And we like that the neighbors aren’t typically party animals who will respect your privacy, your quiet enjoyment and your lawn. People are kind, really interesting and often very longtime residents. These are not million dollar properties. These properties are the heart of San Diego.
The area isn’t really in full gentrification mode, which is good. It can be a bit of a hodgepodge in terms of commercial options, but there are several Starbucks, so the big corporations are here and thriving. Grocery store options are good, transportation is also very reliable once on Balboa or Clairemont Mesa Boulevard, and freeway access is good.
We love taking listings in this area because we already know the homes, the floor plans, layouts and the values so well. We know how to list and stage and sell them. We know some of the pitfalls (potential termites) and some things to watch out for (raised foundation plumbing issues come to mind — but most of the homes are well-maintained).
Here’s a chart on the real estate action and pricing in the last two years in San Diego 92111:
This chart is from Sandicor as of March 2, 2016, and all 2016 data is year to date. With regards to 2016, our prediction is that the average sold price will be over $530,000 because the heavy summer selling season hasn’t yet started. Winter 2015/2016 was a slow time to list in San Diego and that’s only now changing in March.
We love this part of town, we know every street, shortcut, where to shop and where to eat, and can tell you the absolute best price for the house you want to BUY or SELL!

My buyer clients, Justin and Shannon, had been renting since moving to North County. They wanted to find a home to purchase located within a good school district for their children. They also needed a yard for their two dogs. A work colleague suggested to they might look in the Del Cerro neighborhood. They found a nice, mid-century home with enough indoor and outdoor space. They had a vision for updates while keeping the home’s mid-century charm. It was wonderful to represent them and to join them for dinner just before the end of last year. May the Force be with you! Fed raises key interest rate
What does the move by the Fed to raise a key interest rate mean to your mortgage and investments? What does it mean for potential home buyers looking to secure a new mortgage? Contact me a Blend Real Estate. I’d love to discuss these questions with you.
My buyer clients, John and Kelly, had discussed their plans to purchase a home for months. They needed to find a home where the association would allow their larger, beautiful dog, and they did right away in Vista. When they decided to schedule some showings with me they were ready. In fact, they ended up offering on and purchasing the first home that I showed them. That’s unusual for any buyers but even more unusual for first time home buyers. Sometimes buyers will find their dream home immediately, and my clients were decisive and determined not to let this great home pass them by even though it was the first home they saw. They have discovered a new, friendly community in Vista. It was my honor and pleasure to represent these wonderful folks and friends. Find out more at kerrygarnett.com.
